Beyond Land Price: What Investors Actually Need from an Industrial Estate

Land price used to be the first question. Now it’s rarely the only one.

Companies scouting industrial locations today, especially in manufacturing, electronics, EV, and data centers, are asking about power, connectivity, permits, workforce, and how fast they can actually break ground.

Land Is Just the Starting Point

A good price on paper doesn’t mean much if operations run into trouble later. What really determines your costs is power, connectivity, gas supply, and logistics access, not the price per square meter.

At KAIH, power is supplied through the KAIH and Mekarsari substations, with high-voltage connections available depending on project needs, subject to PLN’s approval. The estate is also served by several telecom and internet providers, along with natural gas from PT PGN. These aren’t extras, they’re the basics every tenant needs just to operate.

Being Part of an Ecosystem, Not Just a Plot of Land

KAIH sits inside the Jakarta Industrial East Corridor — over 20,000 hectares of industrial area. Karawang alone hosts more than 10,000 manufacturing companies and around 1.3 million workers.

That means suppliers, contractors, technical services, and experienced labor are already nearby and you’re not building from zero. KAIH’s own tenant mix spans EV and battery, automotive, heavy equipment, electronics, consumer goods, textiles, and industrial services, so new entrants can plug into an ecosystem that’s already moving.

Connectivity That Actually Matters Day-to-Day

Being near Jakarta isn’t the point, being reachable is. Employees need to get to work, raw materials need to come in, finished goods need to go out.

KAIH sits between Jakarta and Bandung, about 1.5 km from Whoosh Karawang Station, with direct access to the Jakarta–Cikampek Toll Road via KM 47 (KM 42 access under construction). From there, Cikarang Dry Port, Tanjung Priok Port, and Patimban Port are all within reach, along with Soekarno-Hatta, Halim Perdanakusuma, and Kertajati airports. For manufacturers shipping both locally and overseas, that’s not a nice to have.

Getting Started Without the Usual Delays

Permit delays, utility hook-ups, construction approvals, these are where projects lose months and budgets take a hit.

KAIH’s answer is 1ADAPT (1Artha Desk Advisory for Preferred Tenant): one dedicated assistant per tenant, coordinating everything from regulations to utilities, construction, environmental compliance, labor, and logistics. On top of that, the KLIK Facility lets tenants start land prep and construction while licensing runs in parallel, instead of waiting for every approval before lifting a shovel.

Together, they cut real time off the path from decision to operation.

Sustainability Isn’t Optional Anymore

For multinational tenants especially, environmental compliance and resource efficiency are now part of the investment decision, not an afterthought. Companies are increasingly looking at how an industrial location can support their long-term sustainability goals and meet the environmental standards required by their operations and global supply chains.

KAIH holds Greenship certification, reflecting sustainability considerations built into the estate’s long-term development. This supports KAIH’s approach to creating an industrial environment that is not only ready for business today, but also better prepared for the environmental requirements that will shape future investment.

More Than Industrial Land

KAIH has been running since 2018, spanning roughly 450 hectares in West Karawang, inside one of Indonesia’s largest manufacturing corridors, with infrastructure, workforce, and logistics already in place.

So the real question for your next manufacturing location isn’t just “how much is the land.” It’s whether that location can actually support you once you’re operating, and that’s the gap KAIH is built to close.
